Understanding the other ways for Wholesaling Houses and Wholesaling Real Estate

There are various definitions that people discuss for flipping. Some refer to it as actually purchasing a property, then quickly repairing it to resell it. This is something you can do but there are also many financial risks that can be a problem, particularly in soft or declining real estate markets.

So when we refer to flipping, we are talking about controlling properties cost effectively and then assigning (or flipping) them to another buyer for a quick profit. While we refer to real estate investing by wholesaling, we are basically talking about finding houses at a discount and assigning them cost effectively to another person or rehabber; thus the term wholesale. For more details on lingo, when you transfer a home to another rehabber, this just means you are transferring the right to them to buy the home directly from the owner.

After you get a home under contract, you will have control. Then you can flip it to another rehabber at full price or for a flat fee so they can purchase it. They take your place in the agreement, then close on the house, are responsible for rehabbing it and either keep it or sell it to another person for a higher price. This type of Real Estate Investment is a great no risk option to create quick cash using little or no cash or other financing techniques.

Since you have neither of these limitations you can also do as a many as you want making creative real estate investing a good cash flow system especially once you have a constant system working for your team!
